THE BRIEF
Strata’s involvement in the Waingakau project spanned from its inception through the master planning phases to construction and title issuance for stages 1-5, with additional stages (currently 82 Lots) in construction and planning. Collaborating with the local Iwi, Waingakau aimed to create a visionary mixed-tenure housing development across 9.3 hectares in West Flaxmere. The focus was on providing affordable housing solutions for families in Hawke’s Bay, reflecting a commitment to fostering vibrant and sustainable communities.

THE SOLUTION
Positioned adjacent to cultural landmarks such as the marae and Kopapa, the development’s proximity adds a unique dimension to community living. Strata’s comprehensive involvement included consultation with Iwi, developing detailed engineering plans, securing necessary approvals, and overseeing procurement and construction to ensure timely progress through Stages 1-6.

THE OUTCOME
With Stages 1-5 successfully completed and Stage 6 under construction, Stage 7 remains in the pipeline. The goal of delivering 100 homes under the rent-to-own model is progressing, with current occupancy at 30%. Completion occurred on schedule and within budget, showcasing Strata’s effective civil engineering solutions.
